DubaiWater leaks in Dubai: what makes them different?
Dubai mixes tall towers on the coast and in Business Bay, independent villas in Umm Suqeim, Al Safa, Al Barsha and Mirdif, and older buildings in Deira and Bur Dubai. Each type leaks differently, so we do not start breaking anything before we know the building type and where the lines run.
In Dubai's humid summer, moisture can condense on walls and ceilings near air conditioning units and look like a leak when it is only condensation. The opposite also happens: a real leak blamed on the AC. Instrument testing separates the two before you pay for a repair you do not need.
A useful clue is your DEWA water bill: a rise with no change in consumption is worth checking, especially if the meter moves while all taps are closed.
Areas of Dubai we serve
- Dubai Marina and Business Bay: High-rise towers where water lines often run in shared risers, so a damp patch can come from a neighbouring unit. We coordinate building access with you when needed.
- Jumeirah, Umm Suqeim and Al Safa: Independent villas, many with pools, gardens and irrigation, so we check those lines along with the house.
- Deira and Bur Dubai: Older buildings where pipes may be aging and a leak shows up on a lower floor from a source above.
- Al Barsha and Mirdif: Villas and townhouses: we usually start with the roof tank and bathroom pipes, then the ground lines.
- Dubai Hills and JVC: Newer communities, where we often see low pressure or dampness in bathroom ceilings.
If you do not see your area, send us your location on WhatsApp and we will confirm.
Frequently asked questions in Dubai
How long does a leak detection visit take in Dubai?
It depends on property size and access. A small apartment is quicker than a villa with a pool and garden. We give an estimate when booking.
Do I need building management permission in towers?
Many towers ask for access approval or coordination, especially if testing involves a neighbouring unit or shared risers. Ask management in advance and we will arrange it with you.
The leak came from my neighbour. Who pays?
That depends on your tenancy contract, building rules and insurance, and we do not decide it. We can provide a technical description of the source, and a technical report is available on request.
Do you inspect villa pools and tanks?
Yes, we monitor the rate of level drop and check the body, fittings and outlets to find where water escapes.
